Renovating your bathroom is one of the most impactful upgrades you can make to an HDB or BTO flat, and one of the most permanent. Unlike furniture or paint colours, your toilet bowl, basin mixer, and shower fittings are decisions you'll live with for 10 to 15 years. Choose well and your bathroom becomes a space you genuinely enjoy. Choose poorly and you'll be dealing with dripping taps, discoloured surfaces, and regret for the next decade.

This guide is written specifically for Singapore homeowners, HDB upgraders, BTO first-timers, and condo owners who want practical, honest advice on choosing bathroom fixtures that balance quality, aesthetics, and long-term value.

What to Consider Before Buying Bathroom Fixtures for Your HDB or BTO

Before you start browsing products, there are four things every Singapore homeowner should think through.

Space constraints are real. HDB and BTO bathrooms are compact, the standard HDB bathroom is approximately 3.5 to 4 square metres. Every fixture decision needs to account for clearance space, door swing, and the practical reality of two people using the space in a morning rush. Wall-hung toilets and wall-mounted basin mixers can visually open up a small bathroom significantly.

Water pressure varies by floor. Singapore's HDB water pressure ranges from 1.5 to 3 bar depending on your floor and estate. High-rise units above the 20th floor can experience lower pressure, this affects shower head performance and bidet spray flow. Always check the minimum operating pressure on any shower product before purchasing.

HDB renovation rules apply. HDB requires all sanitary fittings to meet minimum standards and all plumbing work to be carried out by licensed plumbers. Certain wet area modifications like relocating floor traps or changing pipe positions require prior approval. Stick to like-for-like replacements wherever possible to avoid paperwork delays.

Plan the full bathroom together. The most common renovation mistake is buying fixtures one at a time from different sources. A toilet bowl from one brand, a basin from another, a mixer from a third, and suddenly nothing coordinates visually. Visit a showroom, see the brands and finishes together, and make decisions as a complete set. The result looks intentional rather than assembled.

Best Toilet Bowl Types for Singapore HDB and BTO Bathrooms

The toilet bowl is the anchor of any bathroom. It's used more than any other fixture, so durability and ease of cleaning matter as much as looks.

One-piece toilets are the most popular choice for Singapore homeowners today. The tank and bowl are integrated into a single seamless unit, there are no joints or crevices between them, which makes cleaning significantly easier. One-piece toilets have a sleek, modern profile that suits both minimalist and contemporary bathroom styles. Kohler's Reach Up™ range are strong examples of one-piece toilets that suit compact HDB bathrooms well.

Two-piece toilets separate the tank from the bowl, connected by a coupling. They are generally more affordable upfront and easier to transport and install in tight stairwells, relevant for older HDB blocks without lifts wide enough for large single-unit items. The trade-off is a visible joint at the connection point that requires regular cleaning to prevent mould.

Wall-hung toilets are gaining popularity in Singapore condo and landed renovations but are less common in HDB due to structural requirements. A wall-hung toilet is mounted directly to the wall with a concealed cistern installed within the wall cavity, the result is a completely floor-clear installation that is exceptionally easy to clean underneath. Geberit's concealed cistern with a Kohler wall-hung bowl is the specification we see most commonly among Singapore interior designers.

For most HDB and BTO bathrooms, a one-piece toilet is the right choice. It delivers the clean aesthetic of a wall-hung toilet without the structural complexity, cleans easily, and fits the space well.

Choosing a Basin Mixer: Wall-Mounted vs Deck-Mounted

The basin mixer is the fixture you interact with most in your bathroom multiple times every morning and evening. It deserves more consideration than it typically gets.

Deck-mounted mixers sit on the basin rim or vanity surface, with the tap body visible above the countertop. They are the most common choice in Singapore bathrooms, straightforward to install, and available in a wide range of finishes. A single-lever deck-mounted mixer, one handle that controls both temperature and flow is the most practical choice for busy households.

Wall-mounted mixers are installed directly into the wall behind the basin, with nothing on the countertop surface at all. The visual result is extremely clean, just the spout and handle emerging from the wall and the countertop area around the basin stays completely clear and easy to wipe down. Wall-mounted mixers require the plumbing to be rough-in to the wall during renovation, so this decision needs to be made before tiling begins.

Finish matters for Singapore's humidity. Polished chrome is the most durable finish for Singapore's tropical climate, it resists corrosion and is the easiest to maintain. Matte black and brushed gold finishes are increasingly popular but require more careful cleaning with non-abrasive products to maintain their appearance over time.

At KHK Asia, we carry basin mixers from Kohler, Nobili, Bongio and Schell — each brand offering different price points and aesthetic approaches. Our specialists can show you working taps in person at our showroom so you can feel the handle quality and water flow before committing.

Do You Need a Bathtub in an HDB? An Honest Answer

The bathtub question is one of the most debated decisions in Singapore bathroom renovation, and the honest answer is: probably not, but it depends on how you live.

The case against a bathtub in an HDB: Space is limited. A standard freestanding bathtub requires a minimum clearance of approximately 1.2 × 1.8 metres just for the tub itself, plus access space around it. In a standard HDB bathroom of 3.5 to 4 square metres, this simply doesn't work without sacrificing the shower area or making the toilet feel cramped.

The case for a bathtub: If your master bathroom is 5 square metres or larger, achievable in some 5-room HDB and executive flats, a drop-in bathtub can work beautifully. A Kaldewei steel enamel drop-in bathtub, built into a tiled ledge, doubles as a shower area with a handheld shower head. This is the most space-efficient way to have both a bathtub and a shower in a Singapore bathroom.

For condo and landed homeowners with larger master bathrooms, a freestanding bathtub becomes a genuine design statement. Kaldewei's Meisterstück range and Kohler's Soissons cast iron bath are among the most specified freestanding bathtubs in Singapore's premium renovation market.

Our practical advice: If your bathroom is under 5 square metres, skip the freestanding tub and invest the budget in a premium shower system instead. If you have the space and genuinely enjoy bathing, a quality steel enamel drop-in from Kaldewei will last 20 to 30 years and adds real resale value to your property.

Where to See Bathroom Fixtures in Person Before You Buy

Photographs on a website is convenient but it don't tell you how a tap feels in your hand, how the flush sounds on a toilet, or how the surface of a Kaldewei basin compares to a standard ceramic one. For decisions you'll live with for 10 to 15 years, seeing and touching the product in person matters.

That's exactly why KHK Asia's showroom at Lower Delta Road exists. We've curated displays of working fixtures from Kohler, Kaldewei, Geberit, Franke, Nobili, and more, all accessible to touch, and compare side by side in a real bathroom context.
